If you got interested in rehabbing or flipping from a TV show, you probably have seen that most hire people to manage a flip. Often the question is why. Well for most of those who do this on TV, they do not have time to manage a project themselves. This does not mean that everyone should hire someone to manage the project. In fact, most of the improvements can be done solely by themselves or with minimal help, so perhaps you should consider acting as your own manager.
Whether you are flipping an entire rehab or just adding some paint and cleaning to sell a property, most of the projects can be done by anyone. Therefore, the big question is expertise and time. Those will be the determinant if you can manage a project flip without outside help. The first question to ask is your own experience. Have you done some rehab or home improvement before? Let’s face a simple fact, most home improvement does not require expertise. Some might require some specialized tools, but not tons of expertise. Therefore, you could easily do the project without years of experience. There is some advice here though and that is make sure you tackle a project, which is suited to your comfort level. Comfort level and expertise are not always the same thing. Nearly every project in home repair can be found online or in books, but that does not mean that you will be an expert in the subject. Rule one then should be to feel comfortable in your ability. Comfort level has not only the component of your ability to manage a project, but it must take into account your ability to meet code. Code is rather standard across the country; however, each jurisdiction has its own tweaks or particulars. Areas susceptible to hurricanes will have different wind requirements than those in the middle of the country. Same goes for places that have to be concerned with other weather or ground movement phenomena. When figuring out if you can manage a project, take both of these aspects into account for your own comfort level to manage the entire project. Luckily, code is well known in the area through your suppliers of products and with each project, you will gain more confidence in handling your project.
The other issue to consider in being your own contractor or manager is time. This unlike comfort level is dependent on several outside activities. The first question will be do you have time to manage a project. For example, if you are planning to flip a house within 2 months of purchasing it, you may have to put plenty of time into the project. Do you have another full time or even part time job. That may stop you from having enough time to work on your project home. What about your family obligations? While working on a rehab you might want to forget about a trip out of town. Evenings and weekend will probably be spent working on the project.
You should ask your family if they are prepared to have you out of the house for that much time. Yes, it is possible that the entire family can work on the project, but again that is a decision to make with your family. Same can be true if you are doing this with a friend or close family member, are they going to be there to help you through the project. As a rule then, you can certainly act as your own general contractor or project manager, just think carefully on all of the time and comfort level you will need to complete the project.
